The house
3 bedrooms, two bathrooms and a separate WC across 137 m2, on a residential street in Ornex. The ground floor opens onto the terrace and the pool, and the plot runs to 1000 m2 in total, house included, so in summer the outside becomes the main room of the house.
The kitchen is fitted and opens to the dining area. There is parking on the property and storage for bikes and skis. Upstairs, the bedrooms look out over open country toward the mountains.
The TPG stop is 5 minutes on foot, which means Geneva without a car and without the border queue. Ornex itself is a village rather than a suburb: fields and forest start at the end of the road, and cycling and walking routes lead out from there.
Heated by a heat pump, so it stays usable from April through October. Fenced and maintained, with a pool house beside it.
Solar panels cut the electricity bill through the year, and a charging point is installed for an electric car.
Air conditioning for the warm months, which matters more here than people expect in July and August.
Open fields and woodland begin a few minutes' walk from the door, and cycling and walking routes run from the village out across the Pays de Gex.
Lighting, heating and the pool can be managed from an app, with a few useful automations already set up. Everything also works from the ordinary switches, so nothing depends on it and you can simply ignore it.
Geneva public transport from the village, so the city is reachable without a car and without queuing at the border.

Location
Ornex sits just inside France, north-west of the airport. Drive times are typical off-peak; the border crossing at Ferney is the one to watch at rush hour.
